What We Build
A garage apartment, also called a carriage house, is a detached two-car garage with a self-contained living apartment built above it. The apartment includes a kitchen, bathroom, bedroom or studio sleeping area, and living space, with a separate entrance via stairs or external staircase. It's one of the most efficient ADU types because the foundation and ground-level structure serve double duty.

A garage apartment is a two-story structure that needs to be engineered for the load of a living space above a garage. It needs stairs, fire-rated separation between garage and living space, proper ventilation, and separate utility connections. This is a real building project, not a shed kit. We engineer it from the ground up for both functions.

No. We can build attached or detached garage apartments. A detached garage apartment is the most common ADU configuration because it provides more privacy for the rental unit.
